We do not meet with our clients until the day of the visit. Appointments, like reservations, are made online.

As an employed applicant:

1- Job letter(s)

a Job letter or an Employment Verification Letter is a letter that shows the employee’s name, job position, tenure, and income. Most of the time you need a recent one. If you are applying for more than one adult, The landlord may want to see everyone’s job letter.

2- Income verification(s)

Prepare your last 3 paystubs. like the job letter, you most likely need to prepare it for all of the applicants. A pay stub is a document that summarizes the amounts that you receive in a paycheck.

3- Full credit report

A full credit report is a record of the borrower’s credit history from a number of sources, including banks, credit card companies, collection agencies, and governments. There are different agencies that you may apply for your credit reports, such as Equifax and Transunion. Most of the agents and Landlords prefer the Equifax credit report. A credit report has a credit score which could be a number from 300(very poor) to 900(Excellent).

4- Reference(s)

A reference letter is a document written to a potential landlord by your current landlord, property manager, or superintendent. Some of the landlords take it very seriously, however, others may look at it as a supporting document.

5- Rental application

You need to fill the rental application with the tenants’ information, such as tenants’ names, last places of residence. present and past employment. financial obligations, personal references, and the make and model of your car(s). Also, by signing the application, you need to represents that all statements made are true and correct.

6- Copy of valid government-issued photo ID(s)

You need to show at least a piece valid government-issued photo ID to the landlord or the real estate agent, such as Drivers’s License, State issued photo ID, Passport. The landlord may ask for a copy of that.

As a self-employed applicant:

If you are self-employed, that’s great. however, you should be aware that some landlords may not consider self-employed tenants or they may ask you for lots of supporting documents and the list of require documents are usually different. Beside your full credit report, rental application, references, and copy of your valid goverment-issued photo ID, you might need to provide the following documents too:

a- Notice Of Assessment(NOA):

According to canada.ca explenation “Your notice of assessment (NOA) is an evaluation of your tax return that the Canada Revenue Agency sends you every year after you file your tax return.”

b- Bank statements

c- Supporting documents

If you have a business card, or business license, … it might help you to persuade the landlord to accept your offer.

Tenants need to have a payment method and a valid bank account located in the Canada to rent a flat as the payments for every agreed period (month, week, quarter etc) must be performed from that account.

The average cost for a family to rent a property in Canada varies widely, depending on where in the country you want to live. For example, in Toronto, the average price of a two-bedroom property is around $2600 per month while a three-bedroom house will set you back $2850. On the other hand, a two-bedroom property in Edmonton costs roughly $1500 per month while a three-bedroom is $1660. 

In Ottawa, rental prices are around $2000 for a two-bedroom family home and $2130 for a three-bedroom place while Calgary is slightly cheaper at $1885 and $1895 respectively. A two-bedroom family home in Montreal will set you back around $2180 and a three-bedroom is roughly $2700. In Quebec City, you can pay just $1500 for a two-bedroom rental and $2000 for an extra bedroom. 

At the more expensive end of Canada’s rental spectrum are Vancouver, Hamilton and Mississauga. Two-bedroom places in Hamilton and Mississauga are around $2700 a month and three bedrooms are just over $3000 while the same in Vancouver costs around $3700 for a two-bedroom home or $4500 for three. 

As you can see, Vancouver tops the list of most expensive cities for renters in Canada, with Toronto coming in second place. Smaller Ontario cities such as Guelph, Hamilton and Barrie are also relatively expensive. However, this reflects the fact they tend to have larger properties with extra bedrooms, making them popular with families. In all three cities, the average cost of a rental is around $2100 per calendar month across all types of listings.

On the day that your rental contract starts we will arrange a Move-In appointment with the Host who will then give you the keys. They will also take a video-inventory of the property condition on the day you move in before giving you the keys.

Booking Questions

 

The properties on the Premcor Estates Ltd platform are all verified by our team. This means that we guarantee the reality, the authenticity of the photos and the accuracy of the information in the listings so that you can book online in complete safety.

We will make the transfer to the owners 48 hours after the check-in date, so that you can carefully inspect the property.
If the ad shows serious problems and inconsistency with reality, Premcor Estates Ltd refunds 100% of the payment made in 24-48h, without any additional fees.

Premcor Estates Ltd media during the booking process. We communicate with the owners on your behalf until your request is accepted.

We are unable to share the owners’ personal details due to our privacy policy and data protection regulations, however, once the booking has been accepted, this information will be shared with you.

Please note that the conditions of the property cannot be negotiated and that the landlord provides us with all the information about the property and the rules when uploading the ad.

Please note that the landlord has te obligation to respond to your request and we will keep you updated on the status of your reservation request.

A verified/checked property is a property that: has been visited by our team, has been reserved at least one time already through Premcor Estates Ltd.
Property verification allows us to certify the correct location of the property and the accuracy of the images between the listing and reality.

When booking, the amounts to be paid are: one month’s rent + security deposit (which will be paid into the properties’ landlord 48h after check in) . Once this amount is paid and validated, the property will be reserved.  Premcor Estates Ltd keeps your money safe up to 48 hours after the moving date (the one registered on the platform).

Help on your reservations

If the owner cancels at the last minute, Premcor Estates Ltd will try to help the tenant reserve a replacement property. If there are no suitable alternative properties, Premcor Estates Ltd will return 100% of the booking payment to the tenant.

Once your reservation is confirmed, we will inform to the landlord’s your contact information to arrange the arrival date. If you have not received a response by e-mail or phone within two days of booking, please contact us.

We try to make our real estate listings as transparent as possible with high-quality photos, videos and floor plans. Our experts know how important it is to make sure you have as much information as possible, so you can rent with confidence. As an additional step, we provide you with a 48-hour guarantee from the time of move-in to signal to us if there is anything wrong with the property.

If you leave something at a place you stayed, you should contact the host immediately with details of the items left behind. If you are unable to get through to the host, you can get in touch with our Customer Care team via this form who can help you reach the host.

We know that booking online is a commitment. That is why we offer all our tenants the guarantee of Premcor Estates Ltd free of charge with great coverage!

– Secure payment: Your payment is not transferred to the advertiser’s account without having seen and accepted the property.

– Premcor Estates Ltd keeps your payment safe up to 48 hours after the moving date (the one registered on the platform).

_ If for some reason, you decide to cancel the transaction and reject the property, we will refund you the full amount.

 

Pay by bank transfer for every instalment using the Plum Guide’s bank details shared by email. Payments are accepted in CAD, USD, GBP, EUR . Plum Guide’s bank details will be unique to each booking, so you don’t need to add a particular reference.
